Aerial documentation can give a lender or investor a current visual reference for a property, development or infrastructure asset. It should support—not replace—title, legal, financial, valuation, engineering or environmental due diligence.

Define the review question

List the property, stage, access, approach roads, visible construction, neighbouring development, site boundary, amenities, stockpiles, landscape and external assets that matter to the review. State whether the output is a dated record, progress comparison, presentation or mapping deliverable.

Keep observations factual

Describe what is visible and when it was captured. Do not infer ownership, completion, occupancy, title, valuation, approvals or contractual compliance from an aerial image alone. Link observations to identifiable photographs, map pages or reports.

Specify the handover

Agree selected stills, edited video, original media, annotated pages, orthomosaic, model, coordinate information, report, version history and access controls. Sensitive financial or property information should be shared only with the intended review team.

Record limitations

Note trees, walls, shadows, weather, restricted areas, inaccessible interiors, privacy exclusions and the difference between visible and unverified conditions. A new flight cannot recreate an earlier condition that was never captured.
